Mistover is situated on 160 acres in the hills of Pawling, New York.  Designed by a team of horse people, the facility is laid out for efficiency and the comfort of horse and rider.    Barn - upper view

The barn is comprised of 32 12 x 12 stalls equipped with Nelson automatic waters and rubber floor mats.  There are also 5 grooming/wash stalls with hot/cold water and heat lamps, conveniently located near the tack room.

The layout of the aisles allows for hand walking in the barn without disturbing horses on the cross-ties.  To keep the aisles uncluttered, trunks are stored in a separate area.

For the safety of all, the barn and indoor have a full fire alarm and suppression system.  The farm is also fully fenced and gated.

Our spacious tack room is heated and air conditioned with a large tack locker for each boarder.  There are two rest rooms, one of which is handicapped accessible.  There is also a changing room, equipped with a shower for boarders/students who need to clean up before leaving the barn.

Our indoor ring measures an impressive 110 x 250 feet to insure every rider has room to work.  For the comfort of both horse and rider, the ring is heated in the winter to forty degrees.  The footing is a mixture of sand and fiber, which is groomed daily--this process includes adding moisture for dust suppression with a Rainmaker sprinkler system.

Upper RingWe have two beautiful outdoor rings with footing a mixture of sand and rubber.  Our upper ring, measuring 90 x 210, usually hosts a standard dressage arena for those who wish to work by the letter.  The main ring (160 x 230) is home to a complete jumping course with a number of interesting elements.  Both are equipped with automatic sprinkler systems to insure firm, dust-free footing.

Our cross-country course was designed by Eric Bull, who has provided us with elements of excellent quality that will allow your horses and riders to gain experience with a variety of challenges.  The course includes water, ditches, steps, a road crossing, a mound, a corner jump and a number of portable coops, roll-tops and benches.  There is also a variety of terrain, perfect for conditioning the sport horse.
